If you are planning to buy investment property in Flagler County with the intent to rent, you need to consider this information before purchasing:
- Every section of Palm Coast, a planned unit development, has lots zoned for duplex construction, generally at the entrance to the section. A single family residence (SFR) can be built on a duplex lot. Review a plat map to check zoning.
- Check out the current rental market by contacting a property management company. Apartments have been built in Palm Coast, which siphon off part of the rental market. My sources say 9 out of 10 renters prefer a single family residence--the newer the better--over a duplex, and lower duplex rental rates are a major consideration in renting/leasing a duplex property.
- In November, 2004, the City of Palm Coast adopted Ordinance 2004-08, a residential rental registration ordinance, requiring registration of all rental properties within the city. A registration fee is charged for each unit. An Occupational License fee may also apply. Please contact the City of Palm Coast for your Residential Rental Registration booklet.
